Hi @John Warren, another Chicago property owner looking for insurance if you could send it to me. Thanks so much.

One 3 months and one shorter, I will keep going down on the rent for the one, then once that is rented I can afford to be slower on the other one - just can't have 2 empty in one building.

I've also been surprised at how low demand has been (currently have 2 units in Bucktown available). Have lowered the price 3 times, not sure what is going on.

I've had a building in the same area for 6 years and have had a good experience. Tenant quality has improved a lot and yes its higher crime but we haven't had any incidents. It seems to be improving fairly quickly.. Good luck!

Mine is way off too - Zillow says my home is worth $225,000 and I just had it appraised for $320,000...nothing comparable is selling in my area for $225 I dont know where they get these numbers.

I agree with the other person who recommended bringing a dollar amount into it - I do that to pushy tenants and its worked well in the past. I just say, that's definitely a possibility but I would need to raise the rent x amount since now you will have a much nicer unit. It just reinforces the fact that each of these "little things" really adds up.

Good luck with everything - thats a tough one. This is definitely one of the worst parts of being a landlord! I think youre on the right track though.

Hi Erica - 

I am also investing right in the Conservatory area - trying to buy a mixed use property right now. I've lived and worked in higher-crime neighborhoods in the past so I'm somewhat prepared. Its always a risk but for me the chance of higher returns than my better located properties is worth it.
