@Garrett Hicks, they are right.  Go to the PCREIA meetings and try to find the people who are actually doing deals.  The best way for a newbie to learn what a deal is or isn't is to run them past experienced investors.  They will probably depress you in the beginning as they tell you why deals that you think are good are really not, but that's much better than buying properties and then losing money on the deal after spending a lot of time, effort and heartache on it.

Hi @Vennessa McConkey.  I'm a 10-year wholesaler in Lakeland and I can tell you that it is a great place to fix and flip to retail right now, but it's not easy to find deals!  Let me know what you are looking for and I will keep an eye out for you.

@Chad Jones welcome to BP.  I've been a professional real estate investor and wholesaler in Lakeland for 6 years, doing rentals, fix and flips and providing quality wholesale deals to cash flow investors.  I do about 60 or so properties a year on average and would love to help you learn a good deal from a bad one and get you your first deal when you are ready!

I invest in Florida Tax Deeds all the time.  Like John says, with a tax deed, all the mortgages will go away.  What is more of a concern to you is government liens like code enforcement, and of course current condition.  How are you ensuring that the subject house is even still there?  I have seen some go to tax deed auction that have been burned, but if you just Google Maps drive it, it looks good.  Do you have boots on the ground?

Hi All,

I have been a full time real estate investor type in Central Florida for 6 years or so, doing wholesale deals, fix and flips and rentals.  I am always interested in networking with others, as I find that we all make more money if we work together instead of against each other.

Yes, take every cost into account except whatever your cost of capital is. That is outside the cap rate formula.
