Hi Divya,

It depends what returns you want.  You could probably pay less per unit and cash flow better, but still lease to a working family as you stated.  I would look at Rahway or areas around Metro Park.  Even New Brunswick but the rents arent as high there.  You could look at Hamilton NJ too and pay around $100,000 per unit with rents around $1350 per month.  There are some condos there if you are stuck on new construction.

We do most of our work at the very bottom of the North East Corridor line in Trenton.  There are some commuters here but very little commuter families.  If you are looking to invest around public transit to NYC there are more opportunities for small to mid sized multi family buildings in Trenton.  Local management would be needed to keep things running for you though.

Hi All,

We currently manage over 100 units and it we really need to transition to an "online rent collection" service.  

There are so many to choose from. 

Would love to hear anyone's experiences with these online companies and how you have been able to transition tenants over to this option.

Hey Daniel,

Good to see a fellow NJ investor on Bigger Pockets.  You should check out SJREIA. They meet all over south Jersey including a subgroup in Trenton which I run.  You are more than welcome to come as my guest at this month's meeting.  We meet the Third Thursday of every month at my office building.  You can also attend the main meeting in Cherry Hill.

Hi All,

We are in the middle of a raise to create a small private equity fund to do some specific investment deals around the Trenton Train Station.  Investors are preferred to be Accredited but can also be Sophisticated (meaning they have knowledge of real estate and finance, and have financial stability to make investments of this size).

All funds need to be in by October 31st.  Let me know if you would like to speak further!

Hey All,

We have owned properties in Trenton for the past 10 years - I also own and occupy an office building here.  For those looking at it from the outside, it doesn't look promising.  To investors that have their boots on the ground in the city, it has been a gold mine.  

Yes there is some section 8 housing (which we don't shy away from) but there are plenty of other tenants available that are perfectly capable to pay the rent on their own and have decent jobs.  

I remain bullish in the city - there is a newly elected mayor that is looking to make some radical changes (the last mayor ended up going to jail and ruined any momentum the city had before he was elected).  There are several multi million dollar redevelopment projects (not affordable housing ones either) in the pipline that will change the city for the better also.
