@Kevin Dean for our current deal under contract, we looked at 80 properties and finished in top 3 on 4 of them. It’s tough out there and you need a very sharp pencil. Right now you need to be focusing on debt and long term hedging to protect your exit on deals.

@Joel Florek we are developing a 168 unit $21m property in a rural market that hasn’t had new construction in 30 years. The fundamentals are solid though but always scary investing in emerging markets. Most people will challenge your decision. Not for the inexperienced or starting investor.

@Joel Florek just reiterating what others are saying. Less competition and possibility to really excel in the market over less experienced operators but the exit risk is much greater. Less buyers for a rural market. Prepare for the long haul.

@Terry Lao these are the markets to avoid in 2019. Why would you want to go to a market that was just published as being “hot”. Don’t follow the crowd. Follow the data. And maybe your market isn’t hot right now but it’s your home town /nearby market and is simply cycling right now. I say stick with it. This is real estate not stock. We are in it for the long haul.

@Marcel K. Invest as a passive w an experienced syndicator. Lowest risk and only slightly less return vs syndicating yourself especially if you are just getting started.
