I usually use a contingency of 10% for rehab, and use ARV times 95% for your sales price.

It is also good to be cross referencing assets.  Only 21% of probates filed in our county have real property involved.

That's amazing, simply unbelievable. I always track my actual expenses and profits to benchmark against my proforma. How else can you make informed decisions going forward, or be able to accurately represent investment performance to the buyer when executing your exit strategy. Just reinforces the allure of REI to the uninformed and unwilling to get knowledgeable.

I understand Miami market continues be a haven for South American wealth, as pointed out by @Joel Owens 

I'm not competing in the commercial arena (yet), but the institutional and hedge fund boys were driving up SFH in Jacksonville until the last year, but have tapered off somewhat. The frenzy created enough new investors that are still overpaying for properties. It remains a market that is hard to find deals for buy & hold, almost impossible for flips. I am still finding a few, but only about 25% of what I would like to be doing at this time. Working on updated acquisition strategy in attempt to adjust to the market.
