OH Assist: A party desiring to commence an action shall notify the adverse party to leave the premises, for the possession of which the action is about to be brought 3 or more days before beginning the action, by certified mail, return receipt requested, or by handing a written copy of the notice to the defendant in person, or by leaving it at the usual place of abode or at the premises from which the defendant is sought to be evicted.

Service of NoticeThe 3 day period, for purposes of this notice, does NOT INCLUDE the day upon which the notice is given or intervening Saturdays, Sunday or holidays. After the 3 days pass, on the following day, the landlord may file the complaint for forcible entry and detainer in an Ohio Municipal Court.

Every notice given under this section by a landlord to recover residential premises shall contain the following language printed or written in a conspicuous manner: "You are being asked to leave the premises. If you do not leave, an eviction action may be initiated against you. If you are in doubt regarding your legal rights and obligations as a tenant, it is recommended that you seek legal assistance."

Important: Student Housing A college or university may terminate a rental agreement with a student tenant prior to the expiration of the term of the agreement and require that the student vacate the dwelling unit only when the termination follows a hearing in which it was determined by the college or university that the student violated a term of the rental agreement or violated the college's or university's code of conduct or other policies and procedures

I am in need to find a three-day notice to put on the door of a tenant. I guess I have been lucky so far.

Sinful to wait so long, I just prefer to suck it up. I was in no hurry to throw someone to the street.

It has now been four months and will need to put up a three-day notice, where can I find one?

Additionally does anyone know if in has to be applied to a door, as this one is the 4-hour drive.

Just to be clear Ineed a 3 day notice from or can it be typed up and is there certain language to use.

I have several Land Contracts, this is the first time necessary to have someone removed from the property.

Can anyone share the method to achieve this goal, perferably how to file on my own and any notices I would need to serve.

How many bids have you placed as it appears presistance is key... If you are in the Market to make 20 thousand dollars on the buy end, how many hours would you have to work at your job to make the same amount of money...

Perhaps you should plan to put forward a little more time into it and stay positive....

Not all of them are going to have a lot of bidders and now you are a little bit smarter than anyone else...

Decide on a value less repairs how much you want to make on the house and offer the same...

You can always ask the agent if they have any other bidders if there are any deadlines for the bid....

In other words stay on top of it and keep asking questions

By the way check the law, I am certain corporations are not allowed to be a truste of a property, without first going thru a ton of legal hoops..

The truth of the matter everyone seems to always have a different answer, leaving me to belive no one knows...

However, here are some things that help, I have my homes in trust owned by LLC's

The thing I like about trust, they are simple and easy, I have one LLC own an X amount of trust

I best way to protect youself is to make your self look like you do not own any property.... If an attorney looks for my asset, they are hard to find, as they are in trust like ABC trust, he will have a hard time finding my property and therfore may not be so interested in sueing me in the first place

If you are heavly insured and they can not find any property to take, they will take the insurance...

Find a Real Estate Investment group in you area, you will learn a lot, you will meet a lot of people and get a lot of help...

They usually meet on certain days of the week at a specific building based on the area you are in...

Do not quit unless you have enough money to buy 10 homes, that may bring in a steady $500.00 a month, or $60,000.00 a year.

Oh no more signs - Signs Signs ever where a sign

I tried the sighs once, everyone probably has, after 5 hours of that I got sick of it and Bought a 1 ton truck with a 12 foot box on the back, guess what I put on it...

And I got a lot of calls from that truck and secured a lot of deals...

Owner financing I never thought it was possible, until I cam across two homes one was almost paid for the other had a small balance...

Long story short, I got a good price on the one, with a 4% interest rate loan and the other believe it or not the price was pretty good and the interest was a big fat beautiful 0%,

And this was a good home in a nice area, there is a God

Sorry about the post above was not sure I was able to post... I did not intend to post here and do not have a lot of comments, however, my first thought is you should go some where where the masses are not...

Perhaps Condos and Town Homes is the place if you statement is correct
