This is informative. But I would counter that credit cards are a slippery slope to tenants who are put suddenly into unemployment. I would also say I know very few tenants who would stay in a unit far exceeding their means such as the single lady in a 4 bedroom you use as example. Otherwise, I agree that tenants should pay if at all possible, but I am giving my tenants the ability to postpone payment for up to 3 months without interest in the event they have been laid off due to the virus. This is only if the tenant can prove they have been laid off.

I have been a part time student for a long time. I read the material out loud recording myself, then I listen back to it throughout the day as if it were music or the radio. It's onerous, but at least you don't have to keep rereading the same dry material over and over. 

Yeah, I would say let them move. Save yourself the time and energy involved in a frivolous court case, and just be glad the next tenants will have clear lines drawn. 

As far as I am aware, you cannot evict during the corona virus epidemic. I have read fellow members mention this. Payment plan is a smart idea. Try and get confirmation that he has been laid off.

Wait until after the outbreak, when you can evict. Then give her the shove. Druggies are the absolute worst. 

I am in an outbreak zone, so i have had 2 virtual showings. Not a single physical showing. Such is life. Still garnered some interest, but not nearly as good as getting people into the unit obviously.
