What is your experience with Section 8 renters (I’m in Birmingham, AL area)? What kind of screener/application do you use?

Thanks for the response! Would you say something like lead Sherpa is very beneficial for increasing the volume of leads? My goal is to increase both volume and magnitude of properties. Just thought that lead Sherpa may help increase leads consistently. Of course I know there will be a price to pay for this kind of marketing, but may be worth it for reliable leads? 
have done some driving for dollars but haven’t had a ton of luck yet.

I guess what I’m trying to say is I’m struggling to find legit leads and wondered if anyone has had success with something like deal machine or lead Sherpa in finding sellers off market. 

We have a few rental properties that we bought on market with a realtor in the Birmingham area. Looking now to buy off market with direct mailing or SMS texting. Thoughts?

Anyone have good experience with an app?

Currently using Deal machine but seem to get bogus phone numbers. Has anyone else experienced this?
