Section 8/ HUD home investing

What is your experience with Section 8 renters (I’m in Birmingham, AL area)? What kind of screener/application do you use?

Do you self manage or use a rental management company?

Unsure how payment works with the voucher system.... would love any feedback or tips!

In Birmingham the only application you need is the standard form for personal information & emergency contacts. The Housing Authority does credit, criminal, background, etc checks for the tenants to receive assistance. 

As far as rent, it is a direct deposit around lunch on the 1st of each month. 

If you're investing local there's no real need to hire a manager. You can call a plumber for example from Google if you get a maintenance request. 

You'll have an annual recertication inspection by the Housing Authority. You'll have 30 days to make the repairs if any are noted. Most times it passes without repairs on the recertication. 

Once you have a voucher from a tenant request the new landlord package from the Housing Authority. It's simple to fill out. They just released an online portal for landlords to communicate with case workers & manage your properties. 

Section 8 is a lot easier & less drama than a straight pay tenant. At least for Birmingham in my experience.
