Apps to help you find off market properties...

We have a few rental properties that we bought on market with a realtor in the Birmingham area. Looking now to buy off market with direct mailing or SMS texting. Thoughts?

Anyone have good experience with an app?

Currently using Deal machine but seem to get bogus phone numbers. Has anyone else experienced this?

Yes, I use several methods to contact sellers off market, including lead Sherpa. I don’t know that will work in your market, I think certain marketing is more effective in certain markets and I am sure it changes. Just know that you’re looking at at least $1000/mo (usually more) in marketing costs when you start doing this.

There is a perception that off market deals are better deals. This is not necessarily true. The skill is not finding off market deals, it’s knowing when a deal is a deal or can be made into a deal. So a lot of times it’s better to buy on market than off. It all depends but just something to keep in mind.
