Wow! I guess I live in ahole, haven't even heard of of Pinnacle. Very intersesting reading... if you start at page 1 then read page 76, things changed quite a bit.

I don't know what advice to give you, accept find your own deals. I started doing shortsales about three years ago and I have never seen one completed by a realtor properly. Sorry realtors! The truth is realtors are trying to bandwagon these deals and they have no idea what is really going on. I have had a realtor supposed get the deal done four times, I never closed one. I really work hard finding, negotiating, and moving these deals. I must say it works if you do them properly. I am not at liberty to comment on your particular deal because I am not sure of the true facts, as you were not. Be careful. My best advice may be to market to find your deals, leave the realtor out and negotiate them yourself. By doing this, you are in absolute control.

Mike- I see you have many questions concerning the process and some of the fine details of the shortsale. You seem ambitious with the right attitude. Go to my profile, look up my phone, and call me some evening. I think I can add some clarity to your quest.

Shakazulu12- Do you really mean, "I buy every short I can get my hands on"? If so, I would appreciate the opportunity to work with you. I live and breathe the shortsale. Thanks Jon, didn't know you could do that.

This is the package I use. I'm not sure about everyone else, I get the deed also. I feel that it is absolutely imparative that you get the deed. Reason one: this puts you in complete control. Reason two: no more liens. I think that anyone doing this really needs to know what they are doing. You need to make sure that the client fully understands what they are signing and why. It might be wise to have them sign a CYA letter also. As I stated earlier, this is what I use, check the laws in your state before you proceed. Good luck.

Josh, I tried. My forms are saved on my computer and when I tried to paste them, the format made them look jumbled. I can paste them, though they aren't very understandable. Any ideas?
