I am going to have disagree with all of the responers on this one. How many of the members who chimed in on this one have actually done a short sale? Me, it was my bread and butter for a few years until I got into bulk. Recently I moved back to Florida and continue to buy bulk packages as you already know, however, I want to take advantage of some of the higher priced real estate in Sarasota and Naples. Since I have been out of short sales for nearly 2 years, I needed top get caught back up. Forget what anyone is saying, talk to someone that has done and had success with short sales. That would be me. Nathan Jurewicz's course is the most brillant educational tool I have ever read. You will find tips and strategies in his material that have never been shared before. The most important is building a team. The team eats up 60% of your profit. So what! Without that team, you couldn't possibly do the volume. That's the key, volume. Investors need not be greedy, greed does nothing but hinder their success. You can't do this business alone, it's impossible. Therefore, the team comes into play. I know I'm going to get some haters on this one, but I'm just stating the facts. I do not know Nathan Jurewicz, I am just implementing some of his strategies, Quite simply, they work. I could not have gotten this information anywhere else.

I have been searching the internet to find a way to use the tax credit as a down payment for my buyers. The government released information on May 29, 2009, stating the credit can indeed be used as a down payment.

Question #1: How does it really work in a real life situation?

Question #2: In a seperate situation, if I were to sell with owner financing, how am I to be certain I would receive the $8,000 rather than the buyer.

Question #3: Concerning question #2; when I sell my houses with owner financing, I have the buyer sign a quit claim deed to avoid the foreclosure process, in the event they don't make their payments. If were to receive the $8,000 down and the buyer decided not to make their payments, I get the house back through the quit claim deed, what happens then?

Any input on any of my questions would be greatly appreciated.

The list is in chronological order and each occurance is with a different individual.

-raised $480,000 in capital
-sold 2 houses in Memphis
-purchased 5 houses in Memphis
-sold 1 house in Memphis
-purchased 1 house in Memphis
-sold 1 house in Memphis
-purchased 4 houses in Memphis and 1 in Cincinnati
-sold 1 house in Memphis
-sold 1 house in Cincinnati
-purchased 4 houses in Memphis
-entered into a joint venture of 8 houses in Memphis
-hired a real estate marketing specialist to build my website and do all of the SEO work
-agreed to sell all of an investment firms bulk REOs on my website
-entering into a joint venture of 20 houses in Memphis
-agreed to sell all of a hedge funds bulk REOs on my website

In addition to actual deals, BP has provided me with knowledge that I could not have gotten anywhere else. Interaction with others is the key. Many times I thought I had a particular situation figured out, only to have the door opened much wider due to a post from a fellow member. I have received advice, contracts, structuring ideas, partnership offers, and investment opportunities that I am forever grateful for. There have been many heated debates that I have been involved in, sometimes right, sometimes wrong. There are many times I have spent hours on the phone explaining short sale strategies, land trusts, and closing techniques as well. Two members flew from New Jersey to Orlando to fine tune their short sale model. It goes both ways on this site, it's give and take. If your involved in any arena concerning real estate, there's something here for you. Thank you Josh, not only for creating this site, but for continually making it better.
