@Malcomb Stapel it would establish a baseline for price willing to pay, get the negotiation ball rolling. A good deal is special, financing can be done from many different ways (bridge loans, private money...) You also don't want to have the sellers walk away if financing starts to drag out. A LOI shows that you have at least some degree of real interest and not just words.

How does equity work when refinancing one deal with partners to buy the next deal. Does everyone keep the same equity amounts? Are percentages renegotiated for each deal? Were pulling out the cash from a deal that partners put capital into.

How do people make decisions as a group with different amounts of equity. We have an operating agreement that states that we need 60 percent to make a decision and the largest shareholder refuses to make up his mind leaving us in a stalemate.

My team is working on a deal and my partner and I have different perspectives on when to give a LOI. I want to give it before we secure financing to show the seller that we're serious. My partner wants to wait to secure financing before giving a LOI. Which perspective do people generally follow.
