Emergency fund for motel

Good afternoon, what calculation do people use in setting aside money for the emergency fund of a motel. Do you put aside 3 months of operating expenses, 1 month, 6 months. I'm doing the first distribution for my facility and we're trying to figure out how much to leave in the property. Thanks so much.
