If you have no money in savings that you could pay a Plummer, HVAC, etc. then I do recommend a home warranty. However, there are many things they don't cover, and sometimes waiting for their services is harder than just calling someone yourself. If you have a decent savings account, then I wouldn't recommend a home warranty company.

Drew Oesterle ok, funding was the issue, it makes sense now. I was confused looking at the numbers on this one. As you said it was worth about 380, (which is minimum you would get for a 3 bedroom turnkey in HR). I was thinking if you put it on the MLS you would have cleared 355 after paying realtors, etc. netting you 40k. Awesome job on your first deal!!

I agree, with the additional HOA of spaces, and 10% of rent going to a property manager, it can be difficult. I always recommend renting if you can pull it off though.

I actually know someone that missed out on a multiple offer situation in Spaces, house already sold, and is just waiting for a home available in spaces, I will reach out to them!

There is an extremely low inventory in Spaces, so your best bet would be MLS, and hope for multiple offers.

I know the floorplans so you don't need to give me an address, but how many bedrooms? Is the basement finished?

@Drew Oesterle Congrats! It sounds like this deal was a success!  I was just wondering, did you consider keeping it, and renting it out?  People always ask me about renting vs selling, and I like to get other people's perspective, because I personally am a huge fan of renting.

Inna Hurin just curious why you wouldn't want to continue to rent out your home. Homes in spaces get some of the highest rent per sq ft in Highlands Ranch.
