Hi All, We are about to close on our first flip in Charleston thanks to BP and we are stoked! We met the wholesaler we are buying the property from on BP and we met our financial partners from a networking event posted by a BP member, too. It works if you work it! ;) Do any of you have any recommendations for where to source things like cabinets, flooring, fixtures, tubs, toilets, sinks, granite or appliances in Charleston besides Lowe's or Home Depot? The house has a $215k ARV in Park Circle. It's a 1956, 3bed/1 bath with 1242 sqft. We want the finishes to be nice, but they don't need to be top of the line. Your input is greatly appreciated!

Hi BP, Does anybody know of any hard money lenders who are located in the Charleston SC area? One of the BP podcasts talks about how it is good to have a hard money lender who actually lives in the area in which you flip properties. Thanks!

Thanks so much for your response @Trevor Mauch. I can't wait to have the money to have someone else take care of web marketing & SEO. It is SO not something I want to embark on learning. I know it would be invaluable, but I'm just being honest. The thought of listening to the mastermind calls and learning all of this ON TOP of trying to find deals and learning how to be a smart investor makes my head hurt. But I digress. I gotta do what I gotta do. ;) Thanks again!

Thanks so much for sharing and for the IRR info, @Matt McCourry. I'm so jeal that you are in the process of buying a 72-unit! That's what I want to do. My partner and I managed a 30-unit building in Los Angeles for 3 years. We got the owner to do minor value-adds and we took it from 46% to 100% occupancy. We loved it and want to do it here, but we want to be part-owners this time. :) Multi-family is where it's at and I can't wait!

Thanks guys. When we go back to look at the property, I will look for cracks near load bearing walls, near drywall, windows & doors... and I will also bring a marble. :) I didn't notice one side of the crack being higher than the other, but a marble will help with that. And I will have an expert take a look at it as well. 

Just FYI, the house was built in 2005, it's on a slab... and the soil is sandy.

Hi there! I am looking for a house to flip in Charleston, SC and found this distressed property. I know that I will need to get an inspection and possibly a structural engineer's opinion. I am just wondering if any assumptions can be derived from the presence of these cracks in the floor in regards to foundation issues. (I also included pics of a deck that was removed from the back of the house. I'm not sure if it is related to the problem, but the deck is located off of the room/hall with the cracks).
