I know this is a couple of months later but just some insight. I'm actually on a waiting list to get there. If you are wanting to fix and hold, you need to be there. The construction alone is slow because workers have no place to stay. I lived there years ago and planned to go back before the storm hit but have a lot of friends who live there. I wish I could get there sooner. Plus PCB just announced a new high rise going up starting this year. They already have a sales office.

I'm interested in knowing thoughts about this. I am looking into the same thing in Panama City. And they are still very fresh but there is no housing available right now. Im on a 2 month waiting list just to get into my apartment. Thoughts anyone?

As a Texan, I could not imagine not being allowed to have my gun in my house. In someone else's, that is their call. I had to kind of chuckle at this question. I guess our reputation down here, proceeds itself. :)

I guess the good thing is, Dallas is not laying off much. More like adding 1000 new jobs a month. massive growth. Which is great for economy, horrible for my stress level during rush hour.

From experience of someone moving back to Plano from out of town, multi family in the area is insane. I was quoted $1600 for a small one bedroom in Frisco, only because it had a small yard for my dog to potty when its raining. I can get a house with a large yard and a lawn man for $1600.00. As the growth is great for our economy, you could not pay me to actually own a house though, in Collin County. Now with the tax increases. I dont think its really slowing down though. I think its taking a breather.

I am curious as someone who handles evictions for investors in Dallas, what other things do they lie about? Do they have the cops being called all the time? Are they late on rent? I would write a 30 day notice in a nice way. The question is, will they leave?

There are many factors to consider in our area. Being a military wife myself, my husband is about to be on his 2nd deployment from Hood. In 8 years. And hes in a MOS (job) that needs to expand. Also, as far as them being young, we also need to remember that, they can get kicked out of the Army for having bad behaviors and not paying bills. I know 2 that have in the last year.
With that said, yes rentals. We have looked into buying a house but it doesn't seem logical when we dont know what the future holds. We live in a "hurry up and wait" world. With the numbers you are talking though, I would highly suggest you talk to one of the agents on here and get locations on that. This is a tricky city. One side is great, the other side not so much.
Finally, we have the #1 cable show not even an hour from us. That might not be as big of a deal to some but Central Texas growth has gone up almost 15% since Fixer Upper became popular. Do I see Killeen ever being a "home" to many forever? Not really. Harker Heights over to Belton/Temple. Yes.

I want to add something to this, years later. I see some of the quads listed and am trying to find funding to purchase and flip to investors. The city is approving building permits left and right for new houses, which I am not sure is a great thing BUT, the market is working. The freeway though the city is not interstate. Lots of traffic going through the area. It is growing. Commerical's are going up and new companies coming i'm, which is GREAT.
Keep in mind as well, the sequestration is about to end in the next month or so. The military is about to grow again. So, as some of these duplexes are selling, they just need a little help. The major problem I have always seen being stationed here, is to many people renting out things they would not live in themselves.
Downtown apartments, honestly need to be bulldozed and new construction needs to come in. They are old and dated and would take to much to fix up and for the average rent which is around 500-600 in downtown, its not worth it. This is just my opinion but id love to purchase to tear down and start new construction. This is the perfect place to start a revitalization.

@Karen Schimpf It is 550 acres. We have a lease on the property to start the project until funding is secured. The range is in a high military area and will also be used for LE training as well. I am lucky to have some heavy hitters in the military, on my team. I look forward to talking to you about this. Thank you
