I want to add something to this, years later. I see some of the quads listed and am trying to find funding to purchase and flip to investors. The city is approving building permits left and right for new houses, which I am not sure is a great thing BUT, the market is working. The freeway though the city is not interstate. Lots of traffic going through the area. It is growing. Commerical's are going up and new companies coming i'm, which is GREAT.
Keep in mind as well, the sequestration is about to end in the next month or so. The military is about to grow again. So, as some of these duplexes are selling, they just need a little help. The major problem I have always seen being stationed here, is to many people renting out things they would not live in themselves.
Downtown apartments, honestly need to be bulldozed and new construction needs to come in. They are old and dated and would take to much to fix up and for the average rent which is around 500-600 in downtown, its not worth it. This is just my opinion but id love to purchase to tear down and start new construction. This is the perfect place to start a revitalization.
