@Curt Davis I usually put 20% down on SFR, Condos and multifamily and 15% down on commercial using my own cash I have never used a hard money lender or borrowed the down payment. I keep hearing people talk about hard money lenders and creative financing and would love to learn more on the topic. Thanks for sharing.

I was wondering how most investors come up with the down payment for their investment purchases? 

I drive a 1999 Toyota Camry with 241,453 miles on it and I love it.
