Most of the time reptiles and amphibians do not come with a pet fee. I would say that is fair considering dogs and cats can be very destructive. 

Also just for some more peace of mind, I have four tree frogs (never have been charged a pet fee) in two different terrariums and haven't had any liability issues.

I definitely agree with @John Warren! I do not see many cons at all especially if you are ethical. From the connections you make, the access you have and the knowledge you gain along the way are all great pros. You’ve already gone so far so keep it up!

If you think of it as extra insurance on every house then I personally think it’s worth it. Just think of worst case scenario- it will save you a lot of money if something happened.

@Camille T. mine is an app through Providence Title called Providence Title One. The escrow officer that I work with sets me up on it and it’s amazing!!

Get with a local realtor and they can estimate them for you! It’s really easy- in Texas we have an app and it will shoot out an estimate for you.

TREC contract is the best to use since most everyone is familiar with it! It also covers the bulk of issues that could come up for liability purposes. You can use something else but you'd have to get an attorney to draw one up for you.

@Matt Bonestroo Do you have someone in DFW that can help with selling just mobile homes without the land? I was trying to help one of my clients but had to take it off of the MLS since Realtors can't sell the mobile home without the land. She still is trying to get rid of it so any advice would help!

@Sam Garner There's only one association that services DFW which is MetroTex. All you have to do is call them up and they will tell you what you have to do. There are a lot of classes you can take for free (through MetroTex) that are great in learning how to use the MLS.

Hello all,

My husband and I are just getting started in the wholesaling world and I was wondering how you guys have come up with scripts for potential clients and pitches to people you want to wholesale their house? What has worked for you in the past? Just trying to see what has worked and what hasn't worked and what will lead you to getting the deal.
