Hi @Adam Treboutat! I am also from San Francisco and also lived in LA. I moved to Nashville last year, because I am a developer. I still develop homes in wine country so am in SF a lot, but message me if you're interested in learning about investing in either place! I would recommend Nashville for buy and hold.

I was just talking to my mortgage lender @Billy Brown about this, and there are some really great options for FHA, where they help you with construction loan as well. I am sure he could help you!
