Hi! 

I am under contract for a single family home in Delray Beach. We are buying it cash (already has a tenant in place which has asked to stay there) and we have the inspection this coming week. With that, I have a few questions which I hope there are some people out there who can answer. 

1. Anyone know of a good landlord insurance for South Florida? 

2. I am looking to restructure the lease when we close (depending on what their lease is now). Are there any clauses or conditions I should make absolute sure is in the lease in order to give me more control? Im thinking in terms of rent not being paid on time (or at all), maintenance requirements, anything really that could be a liability or control issue? This is our first time buying a place so we want to make sure we are as covered as possible when it comes to things that could go wrong. Obviously you cant cover for everything when dealing with people, but can try :) 

3. Are there any great property managers in the area? We are looking to move next year so we would need that down the line and would like to start looking at that now so we are prepared. 

I think that is it for now, but if anyone has any suggestions in addition to the questions, they would be greatly appreciated!

Hey @Nat C. good for you!  We just updated the electric in our new house, and they were great!  It's OR electric & Design, based out of Boca.  Not sure if they service Miami, but worth a shot!  561-477-8656

Welcome!  My husband and I just bought our own personal house in South Florida and will be looking to buy a rental in the near future.  It is tough to find good deals here now, but if you can find them you'll have a lot of buyers I'm sure!

I've seen some decent places in the Orlando area for around 60-80 K, a lot more in that price range than I've seen in South Florida.
