@Viviana Ramirez check out Kingston area also. With the new fast ferry, it's < 40 min straight to downtown Seattle and VERY affordable. :-) Also close to the Bangor submarine base (Navy).

In Washington, you do need to be a licensed agent to act as a property manager. Basically, if you're doing anything beyond simply providing information. Frankly, getting the license is not that difficult. Can do all the coursework online, and be all in for < $1,000 (coursework, fees, etc.). It's pretty easy to set up an LLC, too. IMO, if you're going to keep going with this, it'd be worth it. And always collect the $$ then take out your cut before passing it on to the owner. :-)

@Account Closed yes, Poulsbo is super-cute! (I live here, so a bit biased). It's a very popular area for weddings, with Bainbridge Island close by, Kiana Lodge (Poulsbo) and Port Gamble. This area is also the stepping stone for all sorts of outdoor activities on the Kitsap Peninsula. Very busy in summer, for sure. Plus, Poulsob is very popular with cruisers who stop here while cruising Puget Sound in the summer months. Sometimes they may want to get off the boat for a night or two. ;-) 

The Kingston fast ferry also launched November 18, which makes getting over to this side from Seattle very quick and easy, at least on weekdays.

@Alexander Whitten @Jonathan Taylor Smith @Michael Kiley well said! If you think all agents are lazy and worthless, you haven't found a smart, honest, and hardworking one yet. BTW, when looking for an agent, check reviews but also read up on their website(s) and social media posts. Good way to sort out who's investor-savvy and who's not.

@Tracy Z. Rewey, I'd love the link! So to clarify, are you getting the seller financed note holder addresses that way? I confess, I have the list of which properties are likely suspects, but not sure where to get the note holder addresses! Thanks for any info.

@Jesse Valle, I'm in Poulsbo and love it here. Bainbridge is great, too. If you'd like to explore this part of Kitsap (MUCH more affordable than the Seattle side!), let me know. Happy to show you some properties. There are SOME duplexes/small MF, but definitely not as many as on the other side of the Sound. Another option for you may be a smaller SF home with potential for MIL/cottage/tiny home for renting out.

I can't offer any advice on how to get out of it, but I can offer mom-sympathy going through all this while pregnant. :-/ At least on the plus side, your memories of this time will be totally hazy in a few years. ;-) Good on you for going after it!
