@Vandana R. - what's your price range? I live in Poulsbo (Kitsap County). It takes me an hour to get to downtown Seattle via the Bainbridge ferry, and it's a much more pleasant commute than being stuck in traffic! If you can make Kitsap work, there's a fast ferry in Bremerton and in Kingston, plus the BI ferry. (Bainbridge and Bremerton are car + passenger, though the fast ferries are foot traffic only). Prices over here are MUCH less. Just depends on your personal need to get to the city for work and your budget.

@Jay Pillalamarri I'm not sure about Tukwila specifically, but I really like Green Canopy Homes as a company. Great people, and they have built a lot of townhomes in and around Seattle. Maybe worth reaching out.

@Jumbo Dixon, yes. Around Bremerton, you have Port Orchard and Silverdale and then up north, Poulsbo, Kingston, and Hansville. All lovely areas and well-worth a day trip. Orcas are most likely in May-June. :-)

@Jumbo Dixon I'm also in Kitsap. :-) Poulsbo, specifically. Poulsbo and Silverdale are very popular with the Navy crowd, especially the folks at the Bangor submarine base. Healthcare workers, too. And yes, boomers and tech folks have been migrating, especially this year. The Kingston and Bremerton fast ferries helped, pre-COVID. And I do believe Kitsap will continue to draw more and more people. It's beautiful, charming, and close to all the nature one could desire. Plus, I have yet to see orcas on I5 but have TWICE on the Bainbridge ferry!

Check with your local library for lots of info. They can show you how to access all kinds of fun demographic tools.

@Matt Smith $500-750k goes a long way in Kitsap County! I live in Poulsbo. You can get a nice, ~2,000 sf home $450-550k. Strong tenant base w/ the Bangor submarine base here. Also, Kingston has the fast ferry to Seattle and car ferry to Edmonds.

What @Chris Freeburg said! If anything, there will, at some point, be a mellowing of the market. But there are too many other factors to consider right now. It's not just interest rates, or COVID migration, or construction costs/lack of new construction. All of the above. Short of the zombie apocalypse, I think the odds are slim to none that prices will go down much. Anywhere. It's been like this for the last 10 years in the Seattle/Puget Sound market, even after all the Chinese cash buyers went away.

@Alex Omo Kitsap is for sure worth a look. I live in Poulsbo and love it here. Moved over from Mercer Island 2.5 years ago and sooo happy I did. Takes me an hour to get to downtown Seattle via Bainbridge Island ferry, if I time it right. Or sometimes I drive around, depending on where I'm going. Lots of Seattle/Eastside people have been coming this direction the last few years due to pricing, but of course COVID has added to that in the last year. You can find duplexes in Bremerton, and a few in Kingston (which also has a fast ferry to Seattle). They pop up from time to time in Silverdale, also. 

Employment is solid here w/ the Navy bases at Bremerton and Bangor, plus lots of healthcare jobs AND the techies and others coming from Seattle and the Eastside. It's kind of an open secret right now, but won't stay this way for long. Prices are SIGNIFICANTLY lower than King County. 

Final note, the ferry commute is quite pleasant. In non-COVID times, it's a cafe by morning and a pub by the evening commute. I have seen orcas twice from the ferry, and not ONCE from I-5. ;-)

@Errol M Tazbaz - check out this thread, still going strong. :-) You are not as likely to achieve that 1% "rule" in the Puget Sound area, but I'd say there is a definite value in the strong rental and employment markets here. Vacancies are a killer.
