I have a couple 2 families in Northern NJ and it took a long time to find them. 1 was purchased as a foreclosure and the other a short sale, both from the MLS. I think you should come up with your own standards of what makes a good deal and makes sense for you. I agree those typical guidelines may not be achievable in northern NJ. My 2 properties are not negatively cash flowing. What specific towns have you been looking in?

@Sunny Burns I am also currently advertising a Bergen county rental and I did receive a lot of leads through Zillow and Zumper. However, There are a lot of dead leads once you actually follow up.

Hi,

I signed up for a free 7 day trial of Propstream. I have looked up various properties and there seem to be a lot of inaccuracies. I looked up my own properties and there was misinformation (IE: multi vs single family, occupied vs vacant). What is the point of paying for data when it's all wrong? Anyone have any better resources for me? Perhaps I'm doing something wrong? Any advice is greatly appreciated. My purpose in using a tool like that is to generate some leads. Thanks!

Maybe you could try a different lender?
