Has anyone had any success acquiring a CO during this time? The building department is closed and only performing outside inspections. However, I need a CO for an office space in my building. The town is just saying they are unable to do it however they are supposed to be lenient and perhaps do the inspection over facetime/skype. They have accepted my payment for the CO. Anyone had success with that? Or have a letter they sent with success?

I have a unit that I'm trying to get rented now. I'm having a lot of applicants and using Cozy for my screening process. Do you have any extra tips for getting a tenant that is not just wanting a free ride during this pandemic with the halt on evictions?

@Vaughn Smith yes the office let me know they are putting holds on all moves due to the pandemic. Will look into it though for future tenants. Thanks!

Hi fellow NJ landlords,

I received a rental application for a tenant and they are section 8. I don't have experience renting to section 8, I have read about the pros and cons on the various bigger pockets articles and forums. My question is, is it easy and fast to become an approved apartment through section 8? I'm still taking other applications but would like to know the process on this in case we decide to go with that tenant. Any other words of wisdom regarding section 8?

Hi,

A wholesaler reached out to a land listing I had on Craigslist and made me an offer and we signed a contract. He’s now saying he can’t purchase the land because it doesn’t make financial sense and he doesn’t have an end buyer. Shouldn’t he have done this research prior to making me an offer? Do I have any chance in this sale going through? He told me if he could not find a buyer he would purchase it. Any advice?
