Best of luck @Dusty Warner! NC doesn't have an online option so I'll be curious how it works out for folks who can go that route. I'd love that flexibility but not sure I have the discipline to work independently.

Before proceeding I would do your best to put yourself in the place of the upstairs tenant. How would you want the landlord to handle the situation such that were you satisfied and perfectly willing to sign another lease?

Also, how long have they (upstairs) been there? How long do they plan to stay? How likely are they to recommend the downstairs apartment when the downstairs tenants inevitably leave? @Marcia Maynard is 1000% spot-on. You have to handle the unpleasantness for the sake of the long-term viability of your business.

Welcome @Jeff Knight! I have to believe that dealing with tenant issues, properly valuing properties, and many topics are universal.

Ontario is one of my favorite areas in the world (capital region especially) and I find the similarities outnumber the differences immensely.

@Henry R. Good luck! I'm a native of Troy and worked in Schenectady for a few years @ GE on 890. There are some real diamonds in the rough there for housing. A lot of good families in bad neighborhoods. All the best!
