I'm with you on this. I constantly tell my peers that these goals are in fact attainable. A lot much rather commit cash to partying and depreciating assets. When I bought my first property (only one currently) a lot of folks in my age group made it seem like I did the impossible, but the fact of the matter is that with due dilligence and commitment to the process as you mentioned anything is very well attainable.

@Account Closed thanks for your prompt response and insight. So I'm assuming to determine the value you would need the cap rate from the seller (in hopes of honesty or reviewing tax returns)

@Account Closed how did you determine that those would be the respective sale prices for those properties with a 9% cap rate? Was there a formula used or was that a hypothetical scenario?

Hello fellow BP'ers! My partner and I have targeted the Harrison, Newark and Elizabeth areas of New Jersey so we need a few recommendations on:

1) Title Companies

Are there any reputable title companies in the area that work with assignable contracts? To my knowledge not all will deal with this. 

2) Contractors

Part of our business model includes attaching estimated repairs derived from licensed contractor quotes. 

3) Agent/Realtor

In addition to including repair quotes from licensed individuals I'd like to work with an agent who can provide comparables to accurately determine ARV. I can pull some off of Zillow and Trulia but we all know that doesn't paint a full picture.

Hey @Kelly Maguire! Welcome to BP! Keep us posted with your journey. I was Philly about two weeks ago scouting the area as a buy and hold investor. My main goal is for cash flow as appreciation appears to be non existent in some of the northern parts of town.

Hey @Tony Castronovo! Aside from saving money one technique to actually save you some time is to book multiple showings for the same time opposed to making numerous appointments throughout the day. It'll help weed out the tire kickers and no shows.
