I started wholesaling part-time about 2 months ago and have yet to close a deal here in the Los Angeles market. Been cold calling and agent outreaching but have not been too successful at it but am still trying to stay consistent with my effort. Nonetheless, 9 deals in the last 5 months is very impressive, keep going!

Hey Pablo, question: I googled 311 for service requests for my city and when I went to the website, it only gave me service options to either inspect or report a code violation for private property. How do I go about accessing the list of properties from the website? I just cant seem to find it anywhere, please help.

Don't limit yourself to a duplex.

Add single family homes to your search that have separate living quarters. Things like basements, DADUs, ADUs, etc. 

Also.....leave CA. That is your biggest problem right now. 


 I wish I can leave CA but I am just in the right place to move anywhere since I am still competing college and trying to build some type of foundation on in my financial career so I can invest

I wanna get started in real estate investing and I find the best way is to do is to buy a duplex and house hacking. Unfortunately, I find it is very difficult to find small multifamily to buy for a rental properties in my market. Most duplexes are in the c-class neighborhoods or need some renovations. I am still in college but I definitely want to get started as early as possible but I am still trying to figure out the best way to enter the market to buy the right deal. any thoughts?

I live in Los Angeles California in a city called South Gate. I agree that the range of deals is pretty low especially in my market so that is what I am having trouble with. I have not found any good deals yet but am trying to network to build buyers lists, analyze different deals, and drive around to increase my chances of finding deals.
