Utilities? Who pays them? Are you on the hook for electric & gas or just water/sewer?

Some stores will offer 0% financing on major appliance purchases. Would you be able to swing cash for the HVAC and payments on the appliances?

I recently bought a duplex with some fairly expensive deferred maintenance issues. None of the issues are of an immediate nature and I purchased knowing these projects needed to be done within 5 years. I'd like the community's take on how you decide which to tackle first when you can only support 1 major project at a time financially.

1. Roof. Possibly the most urgent. Needs done within 2 years approx. Lowest of 5 estimates runs $8000 in my area. No leaks, but it's on it's last legs.

2. Windows. There isn't a record of last replacement, but they look many decades old. They do not insulate well. Tenants complain about draft and heating costs which they pay. They obviously want this done first. I do not have multiple bids yet. Only bid is $13500 (30+ windows ).

3. HVAC. 2 units. Both are 35+ years old, but have been well maintained and burners replaced within last 2 years. I have not called anyone for pricing yet.

4. Siding. Wood. Old. Unknown if lead paint. Looks ok from curb, but a bit less so up close. One side is blocked from view and this side is pretty bad regarding the paint.

My opinion is the roof is #1 priority, then the rest in listed order. I worry about ticking off my tenants by not prioritizing what they want first. They have lived there for "years" according to previous owner. What do you think?

My CCU will do a day 1 cash out refi, but they want 6 months reserves (mortgage, taxes, & insurance) for BOTH the income property and my principal residence. They are out there ...

Kid probably did some dumb things at a frat party. Happens. I would look the incident up since it's not yet expunged. Trust, but verify ... Especially if he's not required to report or be on a registry. I'd accept the application at least. I wouldn't lease until verification.

Where are you getting loans for so little principal? Every bank I tried for my attempt at a $40k loan turned it down due to a rule about principal-to-closing costs ratio. Credit union?

it varies greatly from area to area. Local building codes also need to be taken into account. Cheapest in Toledo for complete tear and replace for a roughly 18 square roof has been $8000 so far for me. Complete tear off required due to the building still has shake underneath and code dictates complete tear off. The highest quote so far is $10500.

make sure to get the sockets with deep wells. Handy for plumbing work, fixing toilets, etc. haven't used that "as seen on tv" all-in-1, but I assume its junk.

I had awful experiences with Best Buy delivery and installation. Prices are good, the rest is a nightmare. Never again.
