Welcome aboard. There is tons of advice on the site about wholesaling. Under the "Learn" tab in the menu, check out the Beginner's Guide, the blog and the podcasts. You can also scour the forums and search "wholesaling" to find lots of information. Best of luck as you get started!

Hey Ian,

Welcome. Several new people from Richmond have joined lately - that's good to see.

Ned Carey, the city of Richmond is not a very well managed city by any means; however, there are three universities in Richmond which means there is money to be made. Particularly, VCU's growth and the growth of its attached hospital have really spurred a growth in Richmond the last five to ten years. At the time, I'm spending most of my time in SFHs in the surrounding suburbs of Richmond, but I hope that I'll be able to move into the city in the not too distant future for the very MF complexes you are speaking of.

Andrew Filipe, welcome aboard! I'm in a very similar position that you are in - I'm a 26 year old structural engineer with a couple little ones and looking to flip my way into enough capital for some buy and holds. Hope the process is starting off well for you.

Thanks, guys, for the advice. With the benefit of hindsight, I wish I would have thought a little bit more about the question before I asked.

I certainly never had any intention of being dishonest with anyone, I was just looking for things that have worked for you all to maintain a positive relationship with realtors so that they do bring deal opportunities even if they aren't going to get the listing on the back end. Will Barnard, you're advice was definitely helpful. I think my mistake was thinking that it had to be an all or nothing relationship. As you guys helped me remember, that's not what networking is always about.

Thanks for the input. I would plan to pay them for bringing deals, I just didn't want give them the impression that I was planning on using them for listing my houses, etc, and I didn't want to leave them hanging.

I am looking for someone I am comfortable working with so that I can rely on them and go to them with most of my business. You're right that this should have been looked at more as networking.

I'm doing some interviews trying to get the pieces in place to start flipping houses. What do you say to an agent who you've spent time talking to and don't want to rub the wrong way, but you will not be using them for the majority of the services you need performed? I would love for them to bring leads if they find them, but I don't plan on using them to sell or even actively help me look.
