I can come up with money for flips and have a contractor I have been talking to for the work. Whats the best way to structure this? Would I pay for all the remodel expenses and then 50/50 split of profits or does contractor pay remodel cost? How do you guys do it.

On another note why are all the comments on post out of order and how do it fix it? Been like this for while. I also searched both these topics with no luck.

Hot water heater leaked and flooded downstairs storage area. Is landlord responsible for tenants things? If landlord is not responsible would you help them at all with the stuff with money or anything. I am bringing them a dump trailer and will take it all to the dump for them for free. Would you do anything else?

@Eric Lind I think they made a mistake. If you have credit cards I am pretty certain you have a score. I would try another lender. I have never heard of someone with zero credit score that has credit cards paid off or not. I have over 800 score never carry a balance and 1 mortgage for past 5 years with no other debt. Just another lender or ask them run credit again.

@Rachel Hezel Paying off all your loans and credit cards is best way to live life and to begin investing. You will have more money to invest and way less stress. Only loans you should have are on investment that are making you money.

@Dave Foster not an expert but pretty sure you are wrong. If they get married they will get the $500k. I did that exact thing and was one reason why we got married. I had a tax professional prepare my taxes with no issues.
