@Kristi Kandel The lesson I learned from my first failed 1030 is to already have a new property ready to buy. I ran out of time trying to find the next deal and paid a bunch in taxes. So if you don’t already have a property picked start looking immediately. Good luck

I am looking into buying a small apt complex in the $1m-$2m range and was wonder how people find deals on these. I look at LoopNet but was wondering what other avenues I should be using. Also any advice for someone trying to step up from small single family stuff to a apt complex?

Both homes are in the same area. I kinda would like a paid for house but not a must. Why would I sell it to buy other investments when it would be a investment? I would not buy if for what I could sell it for to be a invest but at what I owe on it now it would make a good investment.

I just bought a new primary house and having a hard time deciding on what to do with my old house. Old has could bring enough to almost pay off new house if I sold it. Pretty sure I could rent it for $2750 and mortgage is only $1475. I bought the house near the bottom of market and could probably never buy it again for what I owe on it now. Would love to see what you guys think about this. Thanks

I just opened a Ally bank savings account few months ago at 1.25%. They regularly get voted best online bank. So far I like them a lot.

Once I learned how to save I enjoyed watching my account grow. I will never live pay check to pay check again. I save 50% of my take home pay.

I am having a custom home built and when I sell my primary residence I will be able to pretty much pay off the new house. I also have to 2 mortgaged investment properties one is $90k at 5.8% interest and other is $200k at 5.35%. I want to mortgage the new house at like 4.1% interest and pay off the rentals which I calculate would save me about $700 a month. Any reason why I shouldn’t besides dead equity/loss of opportunity cost?

When you do a cash-out refi how do you decide on how much to take out? I am wrong on thinking the more you cash out the less cash flow you have for that property. Do you just try to make it up on the next property?
