Hey Fellow Investors!

Pints & Properties - Raleigh Meetup, if you don't know already, is an open networking event so we can build the community and connection of like minded people! We will bring a relaxed vibe while hopefully bringing some extra value with short intro guest speakers lined up throughout the year, meeting up the LAST Thursday of every Month.

This Month, please join @Mitch Miller and I at Carolina Ale House (Downtown) Thursday (December 1st) @ 6:30PM to learn from myself on Residential Heating & Cooling with "HVAC 101" (If you have any questions for me to prepare, please write them below in the comments!)

: Who am I?


Well I have been with Trane Technologies for seven years as a Technical Sales Manager in one of the north east Commercial Sales Offices then transitioned to now an Application Specialist for the National Account division working with clients on a national level. I graduated from Rensselaer Polytechnic Institute with a BS in Chemical Engineering then spent 6 months in La Crosse WI to study HVAC manufacturing, fundamentals, and sales. I am involved with everything between residential products, school unit ventilators to custom air handlers for medical hospital applications. Outside of work and real estate, I enjoy spending time with my family and playing a set or two of tennis.

- We will collect the goods & donate them to the Holly Springs Food Pantry.


As always, there is no cost to attend and no obligation to purchase anything. This is open to the public.

I second that Dawn is a great agent and person. I am in the same market as Dawn in the Raleigh area. The team I am on, Five Pillars Realty Team brokered by eXp, stretches across the state so our investor minded group may help as well depending on the market you are looking for. Only if Dawn is okay with a little competition. (Ha I laugh because Dawn is crushing it and I don't hold a candle to her knowledge and experience, i mean just look at our posts & votes).

From another newbie that got into my first property earlier this year in a Short Term Vacation Rental, I would say definitely consider your personal goals and what you want real estate do for you.

For me, I built wonderful connections at my local meetups and with those relationships I can leverage my knowledge and trust with them to work on deals. So if I were to do it all over again, I would have used my money on hand to Flip/Market for off-market leads on my own so I can use a cashflow from more active efforts to then trickle the stock pile down into STR/LTR rentals.

Even in my Cash Flowing STR, I still feel "stuck" waiting around to get into the next deal. But again, my goals are revolved around that I want real estate to be my full time grind and I wish I could have used my cash to accelerate/scale faster.

Hey Yogesh,

The Triangle can be tricky if you don't live here or don't know the area as it can be spread out quite a bit and rents vary depending on the location as well. Raleigh/Triangle experienced a tremendous amount of growth the past couple years as home prices jumped up rapidly and we are seeing the same growth in rents. Still the price to rent ratios and with the given interest rates, it'll be hard to find cashflow. 

With that, Raleigh still presents opportunity for those willing to sift through and put in the work. I have some off market opportunities presented to me monthly but for a newer investor, let alone out of state, it might be a more difficult project. Anyways, if you are interested in talking further about location in the Triangle area that you are not familiar with, reach out anytime. Best!
