Rick H. Thanks for the reply. To be completely honest, I do not know the first thing about probate deals hence the post on BP. I have a pretty high tolerance for risk and the Investment capital is my personal cash. The structure seems fairly straightforward (as stated above), he and I will sign and have notarized the warranty deed and security agreement.

BP members, I have been offered a 30% ROI for funding a probate deal for a fellow investor. Quote from the probate investor: "This house needs $7,200 to be funded. I give a 30% return and 15% interest. I have to do Probate that will take 6-7 weeks. This home is worth $152,000 after rehab, I got it for $15,000, Here are the documents that I work out with the Investor. I don't have all of your information yet but I filled it out as much as possible. Take a look at them and the property information, call me when you have time. I can meet with you tomorrow if you wish." The deal: $7200.00 Investment for which I will own a 10% stake in the property by way of a warranty deed. In addition the investor and I will sign a security agreement which outlines the Investment amount, return amount and timeline of the payout. He claims I will have my Investment back plus return in 6-7 weeks. This appears to be legit but I would like to know everyone's thought and or experiences. Thanks JR

Hey all, 

My wife and I are very close to closing on our first investment property in Titusville FL and are looking for rehab contractor referrals in the area. That being said we are reaching out to the BP network for those to use and those to steer clear of. 

Project: 

2/1 SFR 1000+/- sqft in need of general updating (kitchen, bath etc.) and clean-up.

I have been looking in to REI (buy/hold & flips) for a while now and have made the decision to throw my hat in the ring. I am looking for a few references as far as real estate attorneys, creative brokers / mortgage companies, etc. preferably on the west side of Orlando. Any insight would be greatly appreciated.
