Probate funding deal

BP members, I have been offered a 30% ROI for funding a probate deal for a fellow investor. Quote from the probate investor: "This house needs $7,200 to be funded. I give a 30% return and 15% interest. I have to do Probate that will take 6-7 weeks. This home is worth $152,000 after rehab, I got it for $15,000, Here are the documents that I work out with the Investor. I don't have all of your information yet but I filled it out as much as possible. Take a look at them and the property information, call me when you have time. I can meet with you tomorrow if you wish." The deal: $7200.00 Investment for which I will own a 10% stake in the property by way of a warranty deed. In addition the investor and I will sign a security agreement which outlines the Investment amount, return amount and timeline of the payout. He claims I will have my Investment back plus return in 6-7 weeks. This appears to be legit but I would like to know everyone's thought and or experiences. Thanks JR
