@John Warren click on the analyze tab and use the rental property calculator.  If you didn't factor in maintenance and vacancy (10% and 5% is typical rule of thumb) you may be missing a few other expenses which are over estimating your cash flow. 

The calculator has everything listed for you to input.

You will likely lose money on this monthly.  $250/door cash flow is what I look for.  My first duplex does a little better than this.  To me, if I don't have 6K positive cash flow a year its not worth the investment.

This happened with my primary residence.  Had carpet that looked like it was maybe 5 years old but was actually 25+ at least.  Took all the carpet out of the formal living room and dining room and BAM!  Like new hard wood floors, hadnt even been sanded yet.  just installed and put carpet in right over them.....  So $1200 later for sanding and I had brand new flooring.

I am almost 100% certain you cannot restrict a persons constitutional right in a lease agreement.

It took me two years to change the address on my license and I moved a mile away from my old house.  Some things just aren't a priority some times!
