Dawn, isn't that a pretty rough area over there?

I wouldn't say its a war zone but it isn't lake drive either.....

What is your experience with tenants with your other two units in that area?

My first pick would be my attorney.  but my attorney is also my brother-in-law. 

May I ask you plans for the industrial building?

There are more commercial buildings for sale/lease in our are than you can shake a stick at.

Definitely a buyers market if you have a purpose for owning one.

$331 for a quadplex is not worth it IMO.  My duplex makes almost twice that, and my personal guidelines for duplexes is 4.8K  ($200/door) per year minimum projected cash flow.

I would keep looking.

A employee of ours father owned a business in Denver and owned three commercial buildings in the "green mile" area.  When he closed his business all three buildings were bought with cash for a hansom sum (way above typical market value).  All buildings were bought by dispensary owners for grow locations.  Our employee said you practically cannot find a commercial building in the area.

Everything I read is that we are ready for a crash in the next 12-24 months.  I am just planning to have cash in hand to pounce on a property or two when the crash happens.
