airbb doesn't do background checks, but that's how airbb works. I'm not sure I look at it as screwing the landlord unless you believe a restaurant screws the landlord the lease the building from to run their business. It's the same principal. I do understand your reluctance, but not sure why it's a bad idea if the proper protections are in place. This has become somewhat of a common business model with the advent of airbb.

Hello, 

I'm thinking about partnering with an airbb company who assigns the lease to another individual to sublet on airbb/vrbo, etc. They say they will sign my lease and also sent me an addendum to sign allowing them to sublet.

There are a few reasons why i like this option for this property, but im wondering how to background check the company and the individual they are assigning to ensure ill be paid monthly as they claim.

Hello. My drawings just got done and I thought I had a contractor for my first big renovation. Previously I did most of the work myself. This guy did a little work for me last year, but he cant pull permit for this job and says he has someone to pull for him. My architect said not a great idea, which makes sense, but I had a good feeling about said contractor.

I'm currently exploring other options in Charlotte, nc. Does anyone have names or tips to find a reasonably priced contractor in the area? Just wondering if there is a better way besides the normal listings, word of mouth, showing up at lowes at 6am, etc.

@Justin Johnson I settled in pretty quickly to the fact that this money was still mine, just not as liquid. Pretty quickly after my first house hack 10 years ago I became numb to the growing receipts at lowes and home depot because I knew it was necessary, and that was cash was all coming back to me in the end.

I'm doing my first rehab and getting contractor quotes. Is it common for contractors to require architect drawings prior to getting estimates?

Hello, asking for a friend, seriously. She has a 1950.00 house for rent, and a tenant prospect who has signed a lease, shown pay stubs which checked out, but has a 675 credit score.

She was a bit difficult on getting security deposit check for 1950.00 handed to my friend, which initially made her uncomfortable. When she finally did, the check bounced. The woman said she forgot to transfer funds to her checking account.

How does everyone feel about these sort of red flags prior to the move in date? Would you put her in the house without additional sources of income verification? Is it out of line to ask for bank account snapshots to verify that this person has funds, and reserve funds?

Hello,

I have 2 properties where I can be more selective regarding renters. 1 property is in a less desirable area. For this property, i was thinking of doing a month to month lease. I figure if it's a good value, people won't want to move and hopefully be there for a year anyway. If I have issues, I'm thinking it would be easier to have them out than going through an eviction process. Am I correct in this belief?

I will check out Zillow Rental Manager (formerly Zillow) and the other sites. Are these all pay services? Another problem I see on Craigs list is you always have to re-new the ad or it gets buried. Also, i see reputable and expensive corporate owned complexes, going on CL and dominating the listings by posting 30 a day. So ridiculous.  

@Beth L. - I spend soo much time in Lowes's and have seen that before. I was very intersted but didnt have an vacancies at the time. Thank you for jogging my memory on that as i had totally forgotten that existed. I think I will go buy that tonight as well.
