Thanks to you both! I appreciate your insight. Specifically with a RE IRA could you suggest the Best structure? I am looking for any ideas. What is the best method to Buy the property and at the same time limit my liability since this will be a rental. Also - I will only be using a potion of the ira funds to purchase it. So can / should I "silo" off the property from the other remaining funds in the IRA? I want to protect my Ira from any potential lawsuit etc if that were to occur.

So I have set up an IRA for RE Investing. I now have the opportunity to buy a duplex. It will be under market value, need about 20k in repairs, and will be cash positive What is the best way to structure this? I am looking for advice on the best way to structure the purchase and the insurance, while protecting my assets within the ira. Ideally I would like to explore the different cash vs financing options that would be available (I am new to IRA investing). Would an LLC within the IRA be overkill? Would a land trust help with shifting funds for purchasing? My attorney who set up my IRA is referring me to a CPA to help but I would really like to hear how others have gone about this. Thanks!

Hello BP - 

I have a few questions regarding business structure - 

1.  I am curious how one would set up (paper work wise) a business relationship with a peer who wanted to have an active role in the business ?

2. Also - would anyone have advice on setting up an investor relationship (if a peer wanted to invest money into the business but not have an active hand in the daily processes) Any feedback appreciated. I have set up my LLC as a solo venture but could at some point bring on a partner.

3. Also - if anyone use a self directed IRA to buy properties, can you roll an existing IRA or 401k into this new tax shelter shelter?

That might be surprising that I'm advocating so strongly for Robyn's courses when she is the "Queen of Rehab" and her class is primarily geared towards that side of the business and I am primarily buy-and-hold investor, but I'll explain that below...

When she teaches, she often has Larry Harbolt with her (If you haven't seen Larry's owner finance stuff, it is a first class course as well) and his techniques are more applicable to the nuts and bolts of owner financed deals, but the value that I took from Robyn in my business was from the organizational side of the RE investing business, specifically the accounting side as she has an accounting background having worked for IBM for 10+ years and the point of automating, outsourcing, and hiring folks to do that parts of the business that are not directly income-generating such as property management, filing, some lead generation, etc.

Those functions of RE investing were the 20% of my business that were creating 80% of my headaches and since I've implemented Robyn's stuff I get a lot more done and have much more time to do deals and get to even be a lot pickier with the properties that I take in to my portfolio or end up rehabbing, wholesaling, etc.

Can you go into more detail about the "headaches" you eliminated
