I see some of these virtual mailbox companies have an app and you can see what mail has been received on the app, while others allow mail forwarding ... are you utilizing any of this or just using the physical address for your LLC paperwork to be delivered?

Please share any features that you like that I may have overlooked

We have a rental attached to our primary (luxury househacking) and just max the liability on our homeowner's policy.    I think it's $500,000. We also have an umbrella policy. 

I've had dozens of rentals for 18 years with no problems.  Act above board, don't get chinzy with security deposit refunds and maxing liability amounts has worked for me with residential property. 

I also have a mgmt co or holding entity that renters sign leases with and make rent payable to.  That may be something to consider.  

Good intel, there. Thank you. I was thinking I could likely set up an LLC and that essentially be the PM for the property and the tenant sign the lease through the LLC (aka PM entity) and not myself ... but I wasnt sure how that would shake out tax wise

I have had a couple of addresses over the years and usually I have used UPS, but lately I have seen a lot of virtual option popping up ... earthmail ... regus ... digital mailroom ... there seem to be quite a few.

Would anyone have feedback on the best route to go?  I don't need a complete virtual assistant, just a street address and box.

Where are you finding 10+ caps?  Are you looking at smaller rural deals?
