Have you considered doing a house hack, using FHA loan to put 3.5% down and then investing ou to state for brrrr or flips? This works good for my investors who live in high price areas such as west/east coasts. DM me if you want to chat more!

Hey, Kevin! Congrats on working towards your first investment! I recommend focusing on building your team in your desired market first as they will be key in helping you understand the market, analyzing deals, and getting a good idea of what to expect in regard to returns. I have a few contacts in OH if you want me to get you connected! Just DM me if you're interested

Hey, Shirley! I can help you out - I'm an investor friendly real estate agent in Kansas City (work with many out of state investors) and I can fill you in about my market and introduce you to other markets that might be a good fit for you! I have a podcast where I interview investor friendly agents across the nation so I am pretty connected in that way! Happy to help in whatever capacity needed!

Pros and cons to both, but if you don't have time to invest into being a good PM and getting the backend of your business in order (financing, PL statements, managing contracts and people) then I recommend hiring a good PM.

creative financing (subto deals) are going to be your best way to get in with no money down or you can house hack to as little as 3.5%!
