I might be wrong with this, but I'm not sure this is your problem actually.  Is there a reason you can't sell the property with them still in it and let the buyer decide what to do? The buyer might be happy buying a rented property, or might not want to work with them and then evict them. And I don't mean to hide or mislead the buyer at all, I'm just thinking of options that could benefit everyone potentially.

I would think you could switch them to month to month at the end of their current lease and end up collecting rent until the day of sale.

Unless of course they are blocking you from showing the property during the sale period.

Can anyone more experienced weigh in on this? (also for my own curiosity)

@Kim Meredith Hampton - Just a criminal from the public records, not a full check! So i think im okay there.

@Mindy Jensen - I was using google translate to send to her. I figured it was the easiest way to communicate becuase i didnt trust her to do it.

Hello BP - Before anyone directs me to the "How to evict a tenant guide", I did skim through and I will go forward and read the whole thing.

TL:DR - Do you let a tenant know that you will be starting eviction if they do not pay or do you move straight to the eviction procedure if they are a difficult tenant ?

I just purchased my first property (4 unit) and it came with 2 tenants.  One of which seems to be perfectly fine. The other started with the excuses from day 1.  I was texting the tenant as they dont speak english and using google translate and a friend to help me through the language barrier.  She would stop texting mid conversation as soon as when rent was due was mentioned or something like that. 

At one point, she told me I should already have the rent, and when I said, I will go check... She says "well I'll have it tomorrow, I can't get it yet".  

All this being said (and it being the 12th of the month (i did this yesterday)), i went to a property manager who works with a few investors i know and asked her about eviction.  She looked up the tenant and saw a criminal record as well as 2 evictions in 2016 alone (we didn't bother looking back any further).  After seeing that, I said lets move forward and the property manager is going to get the eviction process started.

I brought this story to someone who said I should have let the tenant know first that if they did not pay, i would be filing for eviction.

My thinking is that this tenant clearly doesn't care and is going to be a headache. I'd rather get her out asap and work towards getting a normal tenant in that wont make me lose sleep.

But I wanted to ask BP what your thoughts on this were.  Should I have told the tenant that i would be filing if rent was not received or am I right to get things started?

Are you the prices you're seeing for 1 Bedroom's for a single bedroom in a house or a 1 bedroom apartment? 

If they are per bedroom in an apt, you could go for it.  I'm sure there are tons of people on both sides.  I would personally say don't do it. But to me, the idea of living with 3 strangers seems miserable and a terrible idea.  
On the other side... there are people who Air BnB parts of their house while they still live there.  

I think if you dont mind strangers wandering through your house, you could definitely make it work.  I would just make sure you think it out thoroughly before hand.

I would probably make the repairs and then give the property to someone you know for free.  If you need help finding that person I will gladly help!

I worked with a mortgage broker for the property I just bought.  PM'ing you details.

Trafficmaster Allure seems to be the product that keeps coming up in my searches.  I haven't used it yet, but i do have some allure waiting for me in a bathroom I'm getting ready to renovate and I will be purchasing the allure planks to install in another unit.  Planning to run the boards in the entire first floor (bedroom, living room, kitchen).  Hoping that will buy me at least 10 solid years of no flooring issues but I may be too optimistic

Just picked up my first property last week! 4 unit using FHA and had all of the closing costs covered in seller assist! Little money down (relatively... still a ton of money to me lol), and I was able to keep money in my pocket for reserves. So far i'm loving this strategy!
