@Rob LaRovere, @Ian Ippolito - I hope the above helps and share if you have any warnings or experiences, both good or bad...I am looking for passive flow, and that is why I am interested in this option. The other option is to go for turnkey properties, but then one has to cough up the markup for the repairs and such...so i think in terms of passive flow, both are similar bets...One is managed by the company while the turnkey can be self managed or handled by a prop.mgmt company.

@Jordan BurkeThe site is called holdfolio.com, and i was very pleased with the level of professionalism shown towards my query. One can argue that this could be the bait tactic, but no one is pressuring anyone, everything is perception.

The deals that I was looking at was a ROI of 13% Y-O-Y. And with a possibility to make more returns as the plans are to sell the properties after 3-5 years when a reasonable appreciation of the properties are in sight. I am seriously weighing my options as I have been unable to make the dive yet. The minimum investment is 10K, so for a 10k investment i stand to make about 115 every month cash flow.

I like the idea of providing appliances and it belongs to them after a year or two of lease. But, the comment as to who would own appliances without owning a house is pretty solid. I think i would give the refrigerator and the washer/dryer would be an optional buy negotiable during lease commencement...my 2 cents and also what has been the trend of the demographic of tenants would play a role in the final decision. Good luck ...I dont think there is a right or wrong way to do it...

Would any of you recommend that the tenant replace an appliance in the rental house instead of putting up a deposit amount? This is new turf for me since my oven went out and the tenant offered to replace it in lieu of the lease deposit. And, then take it once the lease is over...

Dear BP,

After months of stories and email exchanges, my tenant has offered to move by thanksgiving. She has been no-paying since May, due to various reasons. What is the shortest time i can ask her to vacate by? Any advise will be helpful, at the end of my ropes

Anyone on bp got involved with crowd funding types of RE investing? I am considering one, so interested to know your thoughts. The person at the other end of the phone call seemed like a thorough gentleman and the numbers look fine too...but experiences and advice are sought..

What is the asking price? 59K; 

Rents? 850/ month; 

What is the area like? Demand? - Not bad, and neither too great..close to the fwys for access.

What condition is the house in? 1930s with no much repairs that are known, I am planning to visit it soon; What is the local economy? suburb to Sugarland, in wharton city ....

Not so appealing a property from the looks, and the 5+ year tenants keep it messy..built in the 1930's a small investment for rental props...with a ROI of over 30% is up as a possibility. A BP colleague was the avenue for it to come to me...As much as I think it will work, just want to hear any thoughts from the larger bp community of any unforeseeable risks. Seller trying to reduce the number of properties to look investing elsewhere...Comments are sought as I am leaning on putting an offer on it...

Again, cannot reiterate the appreciation I have for BP forums and the people who share their time and advice..
