@Kat He, I need to improve on both rent and price comps, i’m trying to get more familiar with cap rates and interpreting data. I think my main problem is that when there isn’t an ideal comp i start overthinking and i’m not confident with my numbers.

having trouble comping properties, the problem is two-fold. I don’t have enough specific market knowledge of indianapolis and I overthink everything, if anyone has advice or would be willing to help i would appreciate it.

I am a young investor looking to get into my first house hack and I’ve began wholesaling recently as a good introduction to the industry. I’ve been learning how to deal with seller objections, trying different marketing methods, setting appointments, estimating repairs and formulating an offer, and learning more about the indianapolis market. I would like to start building relationships with agents in this market not only for help finding my investments but also to pick your brain about this crazy market and economy we are in. Anyone have any suggestions for an ACCURATE skip tracing software? I tried using REI skip first and sat there for about 2 hours yesterday and today as well and can't tell you how many times I've heard "this number is disconnected", i even got in contact with a doctors office somehow. Maybe this is a common thing when cold calling or maybe it's just the lists i'm pulling (tax delinquent/probate) but there's gotta be more accurate data out there. Max is awesome don't get me wrong but its hard to improve your cold calling skills if you can't even talk to the right people.
