I'm going to second everything @Donald E Appleberry mentioned above, and add 1 more caveat to that 3/3 in Otay Ranch..

I'm going to make an ASSumption that there is also a Mello-Roos tax on that property? If so, significantly hurting your cash flow projection.

I have a client in escrow in Otay Ranch right now and all the new builds have Mello-Roos over there. I'm not saying don't live there as the homes/communities are very nice and the PPSF is great compared to a lot of SD county. May not be the greatest investment opportunity however.

Hello @Ilya Plugovoy, Hope you can make it out to San Diego! I moved from Philadelphia a little over 5 years ago and I love it. No turning back. 

Right now inventory is super low. Absorption Rate/Month's supply of inventory county wide for all property types is 1.7 months. Note, this can vary greatly throughout the county in the micro markets. I'm not seeing prices drop too much over here as there is very low supply and high demand. 

In fact, depending on the price range, I'm still seeing multiple offers on homes coming in above list price. 

# of Homes sold / Pendings / Active listings etc.. are all down because of the Pandemic but w/ the low supply of inventory and interest rates holding low, the market is still very much alive and moving.

Its tough. Especially w/ inventory as low as it is. I’m starting to see a trend over the past 2 weeks however. Slight bump in new listing. Hopefully that will continue as we just entered phase two yesterday.

We never got the Spring surge of new listings this year like we typically do. I believe there is a portion of owners that have been holding off on coming to marker and are waiting to do so. Starting to see that trend now.

Either way you’ll be competing against cash investors out here as they’re great margins for fix/flip throughout most of the county.

Conor Welcome to San Diego. With the recent changes they've made to the VA loan requirements it has become easier to invest in tri's and quad's w/ no money down.

The first step would be to speak w/ a great loan officer to see what your pre-approved for. Even though the limits were removed each lender will still have their own criteria.

This will be important as 3-4 units can get expensive through out San Diego county. I work primarily downtown and metro San Diego. There are a handful of neighborhoods I’d recommend searching down here. Areas that not only are turning over, but are also opportunity zones, offering great tax savings down the road.

There are a few good areas for multi’s up in north county too.

Welcome to SD! I'm originally from the east coast too. Sounds like you're on the right track looking for a property w/ an ADU and or at least ADU potential, especially w/ the current housing shortage.

@Kyle Jones I agree w/ Dan. A nice value add would be finding a property w/ an ADU or at least ADU potential.

Many ways to do this: Garage conversion, building up, attached or detached from home.

Plenty of great up and coming neighborhoods here in SD where this makes sense.

@Madison Martindale I agree w/ @Ben McMahon. Sometimes the best way is to dive in and figure it out. 

For 2-4 units here in San Diego, there are deals in north county but IMO there are more down here in the metro area, east county, & southbay.

Congratulations and welcome to SD. When are you guys planning to come out this summer? 

When you say house hacking are you specifically looking for a 2-4 unit? Or "hacking" additional rooms in an SFR? Or an SFR w/ an ADU already complete? Or ADU potential?

Also, what station? How close do you want to be? I'd recommend using your VA loan to do this as well. Happy to give advice w/ various neighborhood opportunities too.

Just need a good realtor / lender combo. Our team just helped a client close on a triplex in Oceanside for a little over 1M. Owner living in one of the units, $0 money down, and got closing costs back.
