Need more info from you but Consider 1031 your Mira Mesa condo or using a LOC to continue to get to your next deal(s) quicker. Aside from your personal residence, your previous 2 purchases were 11 & 15 years ago, respectively

I'd recommend getting 2-4 quotes from reputable GCs with extensive experience here in SD. I have a few I can refer if you still need.

Walk the property w/ them and discuss necessary scope of work depending on your goals for the rehab.

Your investor friend you met w/ makes a valid point, however a significant portion of your total return investing in SD RE will come from appreciation. It seems like you also have the opportunity w/ this property to force appreciation through some cosmetic fix ups. Since the margins are bigger out here, your upgrades could likely go further too.

Of course there's the also the benefit of owning locally. Additionally, after 2 years if you decide to sell to trade up you can take advantage of capital gains exclusion and not pay any taxes on the gain.

I recently helped an investor from Orange County purchase a single family home here in San Diego. The plan is to acquire a tier 3 license. We've been hovering around 1000 for the last few months. In addition to STR'ing the main house, he is building 2 more units (ADUs) on the back side of the property. Should be a great investment when it's all said and done. Super low vacancy rates in SD, even STR's.
