Agreed.. I used to live in Lake Elsinore & Canyon Lake. Worked in Temecula. 

Wildomar, Murrieta, Menifee, Winchester are also all areas of growth right now.

It depends on how much of an "investors lens" vs "buyers lens" you have. Clearly you'll be purchasing less $ per door by going the duplex route. This is what I'd recommend. Ideal scenario is if you can find something w/ an exterior / alley access so your 2nd unit is out of sight, out of mind. You'll also have more potential for value ads and ADU plays on RM zoned lot vs a RS (sd city)

SD has outstanding appreciation. It's a buy and hold play. It will be a solid investment while also giving you the quality of life second to none if you're planning to house hack in the beginning. Your Initial cash flow will not look good. As an investor it's typically negative if you're not coming in w/ 20-30%. If you're house hacking an SFR or duplex, expect to have a nice chunk bitten out of your mortgage. Your major gains will come from appreciation over time. Taking advantage of compounding interest on an already high priced asset. Easier to conceptualize on a spreadsheet.

An SFR under $700k in Golden Hill and especially South Park will be almost impossible. If you scoot slightly south on the other side of the 94 you can definitely find something in Sherman Heights / Grant Hill / Logan Heights. The strip of Logan Ave is turning over nicely right now w/ restaurants and bars. Also consider Chula Vista, specifically 91910. The 3rd Ave Village is also populating w/ restaurants and bars, plus you have the Chula Vista Bayfront Project. Lastly, I'd consider trying to find something in Talmadge but that could also be tough at the $700k price point.

Is your family relocating up north because of work? What other reason to leave SD to go to Temecula?

To increase initial cash flow on your SFR when you leave perhaps there is an opportunity to build or convert an ADU?

Most of SD county should be a great appreciation play for the foreseeable future. Another thing to think about w/ all of the new construction over there in Otay / East county is the Mello-Roos tax. This could add an additional $500 or so a month to your expenses. And I'm not 100% sure but I believe it is 30 years of payments.
