Many reasons to invest in SD:

  • -Median sales price increase year over year approximately 12%. Approx 6% YOY over previous decade
  • -Months supply of inventory down to 0.8 (historical low)
  • -SD Initial cash flow is poor but outstanding long term CF... SD increases in rent 3-4% a year. An increasing rental market will generally follow a similar trend line w/ an appreciating purchase market. Know that cash flow is actually quite good here, just not INITIAL cash flow generally.
  • -Major tech boom is happening now here in SD. Prices started to skyrocket around June 20' when we started to experience an influx of newly remote workers (CoVID) coming down from Bay area, Boston, & NY due to biotech & AI related careers.
  • -Inventory shouldn't change much over the foreseeable future. Running out of room to build and new construction isn't keeping up w/ demand. We actually had an increase of 18% new construction in 2020 vs 2019 and we still lost half of our inventory.

If you have the opportunity to jump into a triplex or 4plex w/ a VA loan in SD I'd seriously consider taking advantage. Leveraging debt w/ an owner occupied loan is perfect in a high appreciating market like SD w/ a projected amazing future.

Majority of opportunity is in Metro SD, National City, Chula Vista and Oceanside / Carlsbad / Vista up in North County.

Your total return should look great on a spreadsheet when factoring in compounding interest from appreciation over time, along w/ cashflow, prinicipal paydown, & tax savings.

If Initial Cash flow is your primary concern then yes, I'd recommend looking elsewhere.

    Good luck to both of you. I recommend investing locally for your first deal. Going owner occupied w/ little to $0 down in an area like San Diego (or even the Inland Empire) is a great, safe move because of the amazing appreciation. Your home will appreciate the same regardless how you finance the property which will obviously dictate your cash flow. 

    Priscila if you need some help I can refer you to a great Broker and friend who lives in Canyon Lake. He covers the IE extensively. Lots of experience.

    My top 5 in no particular order in Southern Cal that are reasonably priced: Palm Springs, Big Bear, Joshua Tree, Julian, Idlewild.

    Meant to say I hope the rates* stay in the low 3s. And yes until the rates go up expect the demand to stay very high and homes should continue to appreciate at a continued aggressive pace.

    Hoping rents stay in the low 3s by then. If they go up that will also effect affordability. In the mean time all signs here point to continued accelerated appreciation w/ our low supply & high demand. We had +18% new construction in 2020 compared to 2019 and our inventory still went backwards. Supply is historically low and demand is historically high. Have you considered going 3.5% FHA? or are you looking at 5% conventional?
