Hi @Steven Stewart, I would suggest speaking with a property manager who has properties in that area.  They will be able to give you some solid advice backed up with data.

Welcome to BP!  Make sure you set-up keyword alerts for areas and topics of interest so you can be aware of related discussions.  Also, I would recommend attending a local BP meet-up and network with some other flippers in the area.  Lastly, educate yourself as much as possible on the market and investment strategies.

Engage the forums and don't hesitate to reach out if you have questions.

You will need to network with cash buyers in the area of interest. Some ways to do this include Bigger Pockets, REIA's, BP Meet-ups, Auction Steps, Marketing, etc... However, if you find a good deal with solid numbers you shouldn't have an issue getting it off your hands. Any reason that your focused on out of state deals if your just getting started?

You can set-up a voicemail service where leads can leave their contact information.  You can call them back during your lunch break or after work.  Another option is to partner with another wholesaler that has the time or resources to take the calls.

I thought this was an interesting article that popped up today in the Atlanta Journal Constitution.  To be clear, I am not making any claims that we are headed for a downturn, but I thought the stats were interesting nonetheless.
