Thanks Franklin... so you're deal was "off market", good.  I need to get back on the ground in the midwest - where I'm from - to make inroads with contacts who know of these deals before they hit the market.. traveling to Minneapolis and Detroit in the coming months.  What do you think about those markets for cre ?

Curious if anyone has gone to/invested in Rod Khleif real estate seminar and how was it for you ?  Specifically, did you really learn actionable steps and have access to resources after the seminar ?  Thanks !

Twana, nice thread here !  Thanks to you and to all who chimed in.  I love this !!

Markets are cyclical.  We are at the top of a market here in Cali, no ?  How does it look in Illinois ?  However, in terms of rentals, demographic cycles can differ.  In other words, some markets are still upswinging and might take more time to top off than re markets.  That said, while I trust the resiliency of, say, LA's rental market to continue to perform into a correction, in your case, I don't know the rental demographics of Springfield, if you were to hold and rent there, leverage to buy in SD... Equity in properties are also good sources of leverage for "cheap" loan money to scale.... I'm new to RE but it seems to me your cash-flowing properties in IL should look tasty to banks for a cash out refi or heloc which would in turn be foundation for an acquisition in SD.  Am I off ?  Just my two cents....

I want both to cash flow and gain appreciation via equity growth and adding value/optimizing operations to eventually cash out refi to eventually repeat and scale.  Which market(s) oos to target is another unanswered question just now...   Meanwhile, webinars, books, meet-ups ( going to see Bruce Norris next Tuesday in Culver City ! ), and overall study will be my background course of action.  .. Hi and a good day to you !

I am well into my 2nd year of co-mingling my current career ( film and television ) with my budding real estate investment career, with a goal of full immersion by 2021.  Between Commercial and Multi-family RE, I am narrowing down my interests.  Currently, with my partner I own 3 sfr's, will begin my studies to acquire my Ca RE license by years end so I am on my way...  With the goal of acquiring my first small mf by 2020 ( 4-8 units, out of state ), I am honing my market analysis skills.  Question:  Do you either a.) research macro and then dive in looking for smaller markets/sub markets or b.) hit the ground first in the "hot market" and then find support on a larger scale ?  My gut says both but without substantial market analysis education, I thought I'd pose this to BP community.  Thank you for your insights !

PS- any recommended sites, apps, books on broad and specific market analysis you might have would be greatly appreciated !  Thanks again !
